Equity Release Spain is the first and currently the only Equity Release firm operating in English, all over Spain and the Spanish Islands.
Our business was formed in 2019 originally as Spanish Equity Release Solutions, later becoming JJC Capital Partners and now, in this final incarnation, we are Equity Release Spain.
Since 2010 Equity Release has been a difficult service for ex-pats to avail of here in Spain. Once the credit crisis hit the financial markets, the Spanish high-street banks all but pulled out of the sector. The only way our clients can use the banks is if they have an income as well as owning their own property. In that case, the bank will review the application. The issue is that if someone can prove a good income, pension or annuity from an investment (excluding rental property!) then do they even need a home loan up to 50%?
Really, first, you need to prove you do not need finance before the bank will allow it!
We knew there was a market for regular ex-pats who can see the cost of living in Spain rising and their income from a UK pension dropping. Covid was the perfect storm. Not only did prices continue to rise, but banks got even more nervous; the rules for British people in Spain became tighter and as people started getting sicker; health care became more expensive. Then we had Brexit which could have been a nail in the British pensioner's relationship with Spain. We knew we had to fix the problem. We contacted the Bank of Spain and put in thousands of hours of research. We spoke to lawyers, notaries, private investment funds, brokers and of course our clients to see if was there a happy middle ground; that space where our clients were getting what they want i.e. liquidity and our investors too could get a solid, very safe return.
Now, combining the expertise of people like Ian Comaskey - IanComaskey.Net, Paulo Ruiz - Ruiz Abogados, Rafa Hernandez - Spanish Solutions, Adam Cook - SpanishHome.Online and many others, we have assembled the perfect team. We introduce private HNWI to our property owners and we broker deals. When everyone is happy we take care of the conveyancing, and register the deals at the Spanish land registry, while not upsetting the Bank of Spain. Absolutely everyone gets what they want. We have a network of investors and collaborate with established firms, like Jubenial and Alicante Property ensuring a wider audience of potential buyers and investors.
